Floratam St. Augustine sod
Floratam sod is the St. Augustine variety bred to stand up to chinch bugs, the tiny insects behind those yellow patches by the driveway in July. It wants at least 6 hours of direct sun. For a sunny Brownsville front yard, it's what we lay nine times out of ten, and it's the thick, wide-blade grass you see on most lawns in town.
Palmetto St. Augustine sod
Palmetto is a St. Augustine sod that copes with more shade. We switch to it under live oaks and along the north side of the house, where Floratam goes thin within a season. We've seen plenty of yards where the homeowner laid one grass everywhere and the shady third never filled in. Two grasses, one lawn, and nobody can tell from the street.
Bermuda sod
Bermuda sod is the sports-field grass: fine blades, full sun only, and it takes a beating from kids and dogs. It goes brown and dormant in a cold snap, then greens back up in spring, which surprises people the first winter. Good for open lots and play areas. Bad under any tree.
Zoysia sod
Zoysia sod feels like carpet. It's dense, takes some shade and grows slowly, so you mow less. The trade-off is price, about a third more than Floratam, and it heals slowly if a dog digs or a trench goes through it. If you want the nicest-looking lawn on the block and you'll treat it gently, we think zoysia is worth it.
Full lawn replacement
When more than half the lawn is weeds or bare dirt, we'd tell you to stop patching. Replacing it is faster and, over two summers, cheaper. One pallet of sod covers about 450 to 500 sq ft, so a typical front yard takes 3 to 5 pallets. Plant for August, not for April: we size the lawn to what your water and shade can actually hold.
Sod patches and repair
Small dead areas from chinch bugs, dog spots or sprinkler trenching get patched with matching sod. We cut out the dead grass, level the soil so the patch sits flush, and lay it tight to the edges. A patch that sits proud of the lawn gets scalped by the mower, so the level matters more than the sod.

Short version: Floratam for sun, Palmetto for shade, Bermuda for a field, zoysia for looks.
Closer to the coast, around Port Isabel and Laguna Vista, salt spray changes the math. St. Augustine and zoysia both put up with salty air better than most grasses, but nothing likes the windward edge of a lot that faces the Laguna Madre. On those yards we keep the lawn to the sheltered side and run a bed of salt-tolerant plants along the exposed edge. Less grass to water, and less to lose after a blow.
Getting the ground ready on clay soil
Much of Cameron County sits on heavy clay. Clay holds water after a September storm and cracks wide open in a dry July, so sod laid straight onto it struggles both ways. We grade the ground to slope away from the house, loosen the top couple of inches so roots can get in, and add topsoil in the low spots where water would sit.
On older Brownsville lots we often find the yard has sunk toward the house over the years. Fixing that grade before the sod goes down keeps water off the foundation, and it's a lot harder to do once the grass is in.
How often should you water new sod in Brownsville?
Water new sod every day for the first 10 to 14 days in Brownsville, usually once in the early morning and a short second cycle in the afternoon during summer. After two weeks, cut back to every other day, then to about 1 inch a week once the roots take hold.

When is the best time to lay sod in Brownsville?
March through October is the best time to lay sod in Brownsville, because warm soil makes roots grow fast. Spring and early fall are the easiest months, since new sod needs far less water than it does in July and August. Winter sod works in the Valley too, but it roots more slowly.
Can you lay new sod over old grass?
No. Sod laid over old grass or weeds never touches real soil, so the roots can't grow down and the lawn dies in patches by midsummer. We always cut out the old grass first and grade the ground. It's the step cheap sod jobs skip, and it's the one that decides whether the lawn lives.
When can I mow new sod?
